Critical Systems
I have found that many property management companies and property managers overlook some of these systems and often do not know what systems they have and what the requirements are until it is too late. Many of these systems are regulated by the city, and state fire and safety codes. Some noncompliant systems have severe fines and others have criminal penalties. Failure to maintain critical systems can also result in million-dollar law suits if a serious injury or death occurs.
True Story
Several years ago, there was a property management company where several of the management employees and executives were charged with criminal negligence and involuntary manslaughter for failing to maintain the critical systems of a residential property where lives were lost in a fire. I sent an email with the news article to our Senior Partners, Executives, and Regional Managers with one line, "We are not immune to this type of prosecution".
